What is subscribed — and what is not bought
The estate has been held under concession from the State of São Tomé and Príncipe since 1996. The ground remains undivided under a single title. No land, plot or fraction is sold. What is subscribed is a share of a long-term right of use over an accommodation unit, under a points-based timeshare, under the terms of the Estate Regulation.
No income is promised
No income, return, appreciation or any financial advantage is promised. A share is not a financial product nor a property title. Before subscribing, read the Estate Regulation in full and obtain independent advice.
Provisional figures
All prices, point allowances and costs shown on this site are placeholder values, to be set by the developer. The simulator is indicative: the value that prevails is the one confirmed by the server at the time of subscription.
Environmental information
This site only states what has been measured, with a defined indicator, a dated baseline and third-party verification. Anything not yet measured appears on the impact panel as “not yet measured”. The estate lies in the buffer zone of the São Tomé Island Biosphere Reserve — a designation that belongs to the territory, granted under the Man and the Biosphere Programme, and is not a certification of the development.
Master plan limits
The master plan fixes thirty accommodation units, a maximum of two storeys and 7.5 metres of height per unit, 75.1% of the land left unbuilt, and soil sealing below 3%. The details page of each unit under “Subscribe a share” reproduces these limits.
Subscriptions, bookings and payments
Subscriptions and bookings are recorded through an authenticated account; the server is the authority on point balances and the state of each share. There is no online payment: on submission the system issues a reference, holds the share for fourteen days and returns the IBAN and the deposit amount; the team confirms the transfer manually.
Governing law and jurisdiction
The law of São Tomé and Príncipe governs this site and any contracts arising from it. Disputes fall to the competent courts of that territory.
